Precision made Oak Framed garden room KITS

An oak-framed garden room kit gives you a bespoke, precision-manufactured structure for a home office, a garden studio or a private space to relax, without the disruption of a traditional extension. At Cornish Frame Company, we design and manufacture oak-framed garden buildings from our workshop in mid-Cornwall, drawing on more than 30 years of experience in timber-frame construction. Every kit is manufactured from your own drawings, so the finished room reflects your outdoor space and how you intend to use it. Whether you want a quiet retreat, a productive workspace or somewhere to entertain guests, an oak frame brings a warmth and character that few other materials can match.

Many of our customers come to us partway through planning a garden room, unsure whether oak is the right choice or how a kit differs from a full design-and-build service. An oak-framed garden room kit suits homeowners who want the character of exposed oak alongside the thermal performance of a modern, fully insulated structure. We supply bespoke kits to architects, developers and self-builders across Cornwall and the wider South West, each one engineered to suit its site and use. If you are weighing up your options, our team will talk you through what is involved before any manufacturing begins.

What's Included in Our Oak-Framed Garden Room Kit

Every kit we manufacture is delivered pre-jointed, built from structural oak with traditional mortise-and-tenon joints. This makes an oak frame quicker to erect on site than a brick-built structure, since the cutting and jointing work has already been done at our workshop. The table below sets out what a typical kit includes, though the exact specification will vary depending on your design and site.

●  Oak frame - Structural posts, beams and trusses, jointed using traditional mortise and tenon joints
●  Roof structure - A fully insulated roof, finished in your choice of natural slate or cedar shingles
●  Wall system - Structural insulated panels for a warm, fully insulated wall build-up
●  Glazing - French doors, direct glazing and window options that bring natural light into the room
●  Dwarf walls - Optional dwarf wall detailing where your design calls for it
●  Fixings - All fixings and connectors needed for assembly
●  Drawings - Bespoke design drawings produced from your brief, ready for planning and manufacture

Because oak is a living material, green oak will continue to season after installation. It is normal for the frame to develop small hairline cracks and some natural movement as it dries, and this does not affect its structural integrity. Oak is also a durable timber that requires very little upkeep once installed, which is one reason oak-framed buildings can remain sound for well over sixty years.

An Oak-Framed Garden Room to Suit However You Use It

An oak-framed garden room can work well as a standalone building in the garden or as an extension attached to the main house. Which approach suits your project depends on your outdoor space, your budget, and how you plan to use the finished room.

The appeal is broad, and the room can flex to suit whatever you need it for. You might want a garden office, somewhere to work without the commute and with fewer distractions. Or you might use the same space as a home gym, an art studio or a workshop. If you'd rather have a private retreat, an oak summerhouse can give you a quiet spot away from the main house.

Working as an architect or developer, you might specify a bespoke oak-framed building within a wider scheme, where the frame needs to fit a broader design brief and setting. Self-building alongside a period property, you'll often find oak's natural character sits comfortably next to older architecture, rather than looking like an afterthought.

Benefits of an Oak-Framed Garden Room Kit

Oak has been used in framed buildings for centuries, and it remains one of the most sought-after materials for garden rooms today. Choosing an oak-framed kit from Cornish Frame Company gives you the following.

●  A premium finish and appearance compared to softwood frames, with expertly crafted joinery on show
●  Faster construction on site, since frames are jointed before delivery rather than built from scratch

●  Genuine structural integrity, with natural movement that settles as the timber seasons
●  Versatility of design, suiting a home office, a garden studio, a gym or a garden gazebo
●  A durable structure with low upkeep, built to remain sound for decades
●  Comfortable, year-round use when the frame is paired with structural insulated panels and quality glazing
●  A perfect fit for your property, since every kit is designed and manufactured to your own drawings

Our Process: From Design to Delivery

We manufacture every oak-framed garden room kit to order, so no two projects are quite the same. Here is what you can expect when you work with us.

1. Initial conversation
Our team discusses your ideas, your space, and your budget. This helps us understand what you want from the finished room before any design work begins.
2. Design
We produce a bespoke garden room design to suit your site, your brief and how you plan to use the space. You'll see the layout and specification clearly before we move to manufacture.
3. Planning guidance
We advise on planning permission and permitted development, so you know where your project stands. This means no unwelcome surprises once work is underway.
4. Manufacture
Your oak frame is precision-manufactured at our workshop in mid-Cornwall. Every component is made to your exact design specification before it leaves the workshop.
5. Delivery
Your complete kit arrives with all fixings included, ready for assembly. Nothing is left for you to source separately once delivery day arrives.
6. Installation
Choose our full installation service, or take the kit for your own builder to construct. Either way, you're in control of how the final stage of your project comes together.

Planning Permission And Site Considerations

Whether an oak-framed garden room needs planning permission depends on several factors, and it's a question we're asked on almost every project. Many garden rooms fall under permitted development rights, though this isn't guaranteed for every property or every design. We'd always recommend checking with your local planning authority, and we're happy to advise based on our experience of projects across Cornwall.

Size and height matter more than people often expect — larger or taller structures are more likely to need planning permission. Where the building sits on your plot counts too: its proximity to boundaries and to the main house can affect what's permitted. How you intend to use the space also makes a difference. A garden room used as habitable living space may be treated differently from a garden studio or store.
It's worth remembering that permitted development and building regulations aren't the same thing. Some garden rooms that fall outside permitted development still need to meet building regulations, depending on construction and use. If you're not sure where your project stands, this is exactly the kind of thing worth talking through with us early.

For general guidance on permitted development rights, see the Planning Portal or speak to your local planning authority about your specific property.

     faq's

What is an oak-framed garden room kit?
It's a bespoke structure with a green oak frame, manufactured off-site and delivered ready for assembly in your garden. Each frame is precision-cut using traditional mortise-and-tenon joints, then paired with insulated wall panels, a finished roof, and your choice of glazing. Kits can be used as a standalone building or built as an extension attached to the main house.
How long does it take to manufacture and install an oak-framed garden room?
Lead times typically run to around six to eight weeks from a finalised design, though this can vary depending on the complexity of the frame and how busy our workshop is at the time. Because your frame arrives pre-jointed, on-site installation is usually much quicker than a traditional brick-built extension. We will confirm a realistic timescale once we understand your design.
Do I need planning permission for an oak-framed garden room?
It depends on the size, height, position and intended use of the structure. Many garden rooms are built under permitted development rights, but this is not automatic for every property, and some designs will need full planning permission or building regulations approval. We are happy to talk through what is likely to apply to your project.
Can an oak-framed garden room be used year-round?
Yes, provided it is properly specified. Pairing your oak frame with structural insulated panels and quality double or triple glazing gives a room that stays warm through winter and cool in summer, suitable for year-round use as an office, studio or gym.
Will the oak frame crack or move over time?
Green oak continues to season after installation, and it is normal for small, character cracks to appear and for the timber to move slightly as it dries. This is a natural characteristic of oak, and it does not affect the structural integrity of a properly specified frame.
Can I attach the garden room to my main house, or does it need to stand alone?
Both are possible. An oak-framed garden room can stand as a separate structure in the garden or be designed to attach to the main house, depending on your space and how you plan to use the room. We will help you weigh up which suits your property and your project.
How much does an oak-framed garden room kit cost?
Price depends on the size of the room, the complexity of the frame, and the glazing and finishes you choose, so there is no single figure that fits every project. We provide a clear, itemised quote once we understand your design, with no hidden extras.
